Pick a university and see the buildings around it, with the walk or the ride to campus on every one.
Use these established student areas as starting points, then compare each property's rent and route to your university.
Areas students actually take rooms in, with the buildings closest to each one. Matched by location, so a building appears under the area it stands in rather than the area its marketing claims.
The market quarter on tram line 1, which is where most students in Nice settle: good food, reasonable rents, and a short ride to both the centre and Valrose.
The central shopping district between the station and the sea. Convenient, busy, and priced for people on holiday rather than on a grant.
East of the old town around the harbour, cheaper, with a growing run of places to eat and the Mont Boron climb behind it.
West along the coast towards the airport, quieter and nearer the Carlone campus. Residential, with the sea at the bottom of the hill.
Places students in Nice actually use. We have no arrangement with any of them.
The main public library near the old town and central tram routes.
The central route linking Libération, Jean Médecin and the old-town side of the city.
A daily neighbourhood food market close to Valrose and tram line 1.
A long central green space running from the museums towards the old town and seafront.

A city-by-city note about the decisions that change your daily routine. Prices and availability remain live in the listings above.
Université Côte d'Azur is not in one place and one of its pieces is a long way out. Carlone, where the humanities are taught, sits in the west of the city near the sea. Valrose, for science, is in a nineteenth century park north of the centre. Trotabas, for law, is central. And Sophia Antipolis, the technology park where much of the engineering and computing happens, is about twenty kilometres inland with no railway station and a bus journey of roughly an hour from the city. Find out which of those you are on first.
Room types, what bills included really covers, when to book, and what to check if you are arriving from abroad.
Comparing options? These are the other cities in Europe where most students on our shortlist are basing themselves.
Three tram lines cover the city on one Lignes d'Azur pass with a student rate, and line 1 runs north to south through Libération and the centre while line 2 crosses east to west to the airport. The regional TER trains along the coast are cheap and frequent, reaching Antibes in about fifteen minutes and Monaco in twenty five, which is what makes living outside Nice realistic. Sophia Antipolis is the exception and is served only by bus, so check the timetable before committing to anywhere in the city if that is your campus. Nice is flat along the front and steep behind it, and the Vélo Bleu hire scheme covers the lower half.
