Terms of service

MoJO Housing is a directory that helps students find and enquire about student accommodation operated by third-party providers. We are not the landlord, letting agent, or accommodation operator for any property listed on the site. When you submit an enquiry we share your details with the relevant accommodation provider, who then contacts you directly.

You may use MoJO Housing if you are 16 or older, are the person you say you are on the enquiry form, and are searching for accommodation for yourself or on behalf of a specific student you are helping.

We take reasonable care to keep property listings accurate: room availability, prices, tenancy dates, and amenities are refreshed from the accommodation providers' own data on a regular schedule. We do not guarantee any specific listing is available at the moment you enquire, and pricing displayed is indicative until confirmed by the provider in writing.

All bookings, contracts, deposits, and tenancy agreements are made directly between you and the accommodation provider. MoJO Housing is not a party to your tenancy.

For bookings made via MoJO Housing, we honour the following student protections where the accommodation provider participates in our programme:

• No Visa No Pay: if your student visa is denied and you can share the refusal letter within the timeframe specified by the provider, you get a full refund of your booking.
• No University No Pay: if your university offer is withdrawn and you cannot start your course, share the rejection letter and we will process a full refund.

Both guarantees apply to bookings made before your intake begins and are subject to the accommodation provider's participation in our programme (this is confirmed on each property page).

You agree to submit enquiries only for accommodation you are genuinely interested in. Fraudulent, duplicate, or test enquiries may result in your IP or email being blocked and any accounts created being terminated.

MoJO Housing brand, design, copy, code, and structure are owned by us and may not be copied for commercial use. Property photographs on individual listings are supplied by the accommodation providers and remain their copyright. Country and city header images are attributed on our image credits page.

To the maximum extent permitted by law, MoJO Housing is not liable for any loss, damage, or dispute arising out of your dealings with an accommodation provider, including any failure by the provider to honour their offer, contract, deposit terms, or safety standards. Report any such issue to us at hello@mojohousing.com and we will intervene where we can, but final resolution is between you and the provider.

We may remove access to the service for any user who violates these terms, at our sole discretion, with or without notice.

These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales.

We will update the "Last updated" date at the top of this page whenever these terms change. Continued use of the service after a change constitutes acceptance of the updated terms.
