What to know before choosing a room in Florence
A city-by-city note about the decisions that change your daily routine. Prices and availability remain live in the listings above.
Florence takes in a remarkable number of students for its size, and they come from two directions. The Università degli Studi di Firenze is a large Italian university with faculties spread across the city and a newer campus at Novoli. On top of that sit dozens of foreign study-abroad programmes, mostly American, concentrated in the historic centre. Both groups are competing for rooms inside a World Heritage centre that cannot be built in, which is why a short let here costs what it does.

Getting around Florence
Three tram lines now cross Florence and they have changed how students live here: line 1 runs out to Novoli and Scandicci, line 2 to the airport, and they make the outer districts realistic in a way the buses alone did not. ATAF runs the buses on the same ticket, with a student rate. The historic centre is almost entirely pedestrianised and inside a traffic restriction zone, so a car is actively unhelpful; walking covers the middle in twenty minutes and bicycles are common on the flat. Santa Maria Novella station reaches Bologna in about forty minutes, Rome in an hour and a half and Milan in under two.
Frequently asked questions
- Everything we list in Florence is in San Marco and San Lorenzo, Santo Spirito and Oltrarno, and Novoli and Rifredi. Buildings are filed by their coordinates, not by the area their marketing claims, so the table above puts each one where it actually stands.
- Not one of the 5 buildings we list in Florence puts it in writing. That is a gap in what they publish rather than a bill to budget for, and it is worth asking before you compare two rents.
