Fresh’s student FAQ says a countersigned booking is legally binding and directs students to the chosen building’s Terms and Conditions for when and how cancellation is allowed. Its general upfront-payment refund wording does not establish a universal tenancy-release right, cooling-off duration, evidence deadline or cancellation fee. Get the building’s current agreement and any academic-year or university-nomination exceptions before relying on cancellation protection.

The general FAQ quotes a first-instalment deadline of 1 August, without an academic year, so confirm your offer’s dated schedule. Keys cannot be issued if the first instalment remains unpaid and the booking may be cancelled. Pay through the Residents’ App or Portal; UK account holders can use Pay by Bank. Arrange bank transfers with the team at least two weeks before the due date.

The general student FAQ allows instalments with a guarantor and says full annual payment upfront removes that requirement. At most Fresh properties a guarantor need not live in the UK, but must be over 18 and not live in Fresh-managed accommodation. Fresh explicitly says criteria vary by building. The guarantor accepts rent liability and must provide ID/address evidence and sign the agreement.
