Fresh’s student FAQ says a countersigned booking is legally binding and directs students to the chosen building’s Terms and Conditions for when and how cancellation is allowed. Its general upfront-payment refund wording does not establish a universal tenancy-release right, cooling-off duration, evidence deadline or cancellation fee. Get the building’s current agreement and any academic-year or university-nomination exceptions before relying on cancellation protection.

Fresh’s student FAQ asks applicants to have guarantor contact details, a head-and-shoulders photo and a bank card for any advance rent or holding deposit. The agreement type depends on the property’s location; inspect that building’s sample agreement before signing. A countersigned booking is binding. It says the payment is refundable during that cooling-off period, and on evidence before commencement if a university place is withdrawn or a UK visa cannot be obtained. That statement alone does not confirm release from all tenancy liability or establish a separate damage-deposit amount.

Fresh’s FAQ permits full annual payment upfront or instalments with an accepted guarantor; the actual schedule is in the building’s agreement. The general FAQ quotes a first-instalment deadline of 1 August, without an academic year, so confirm your offer’s dated schedule. Keys cannot be issued if the first instalment remains unpaid and the booking may be cancelled. Pay through the Residents’ App or Portal; UK account holders can use Pay by Bank. Arrange bank transfers with the team at least two weeks before the due date.

The general student FAQ allows instalments with a guarantor and says full annual payment upfront removes that requirement. At most Fresh properties a guarantor need not live in the UK, but must be over 18 and not live in Fresh-managed accommodation. Fresh explicitly says criteria vary by building. The guarantor accepts rent liability and must provide ID/address evidence and sign the agreement.
