The FAQ states a £150 deposit for an en-suite room and £200 for a studio, paid through Concurrent when signing. Once the tenancy is signed by the student and countersigned by Cloud, the deposit is protected through MyDeposits (Total Property) and a protection certificate is sent. After checkout and inspection, it is returned through MyDeposits within 30 days, less supported deductions such as damage or unpaid sums.

Book through the Cloud Student Homes website, a letting agent or the onsite team. The Concurrent portal asks the student to upload passport/photo ID and a student ID or offer letter, pay the deposit and sign the tenancy. Check-in requires the tenancy to be signed by the student and countersigned by Cloud, with the deposit and first rent payment cleared; the student must present valid ID and collect the key in person.

Cloud lists payment in full, four or nine instalments with an accepted UK guarantor, or instalments using the Leap Guarantor Waiver option. The first instalment and its schedule appear in the tenancy and Concurrent account, and the first payment must clear before check-in. Card, UK/international bank transfer and UK Direct Debit processing times vary; transfer charges are borne by the payer. Indian students may use EBIXCASH with the documents listed in the FAQ.

With an accepted UK guarantor, rent can be paid in four or nine instalments. Without one, the FAQ says the student can pay in full or select the Leap Guarantor Waiver instalment option. The waiver is enrolled automatically when selected and is described as having no separate fee because its cost is included in the rent. The chosen tenancy and Leap approval terms control.
