The tenancy deposit is £200 at Dwell’s UK sites except 121 Princess Street, where it is £500. It is requested after the contract is signed and protected within 30 days through Total Property (MyDeposits). The student then receives protection details. Return is subject to unpaid rent and supported damage or other charges. Rebookers are not normally asked for a new deposit during the booking flow.

At the application stage the only upfront payment Dwell identifies is the tenancy deposit; its FAQ says there are no extra upfront application fees. This does not waive later contract charges, including any approved change, cancellation administration or post-move replacement charge. Check the schedule of charges in the actual contract.

Dwell accepts full-time students who will be at least 18 when the contract starts and study at least 21 hours a week on a UK university or college campus. At most sites, choose the city, building, contract length, room and room number online, then review and sign the contract and pay the deposit unless rebooking. Manchester Student Village instead creates a portal application, after which the sales team allocates a room for the student to accept, sign and pay for. Conditional and unconditional university offers are accepted, but any later cancellation depends on the separate policy. Summer, extension, early-arrival and storage bookings use a separate licence and are confirmed only after that licence is signed and the full rent is paid.

The FAQ describes full payment by 1 July or four instalments in August, September, January and April; the dated schedule in the signed tenancy controls, especially for late bookings. Summer, extension, early-arrival and storage rent is due in full within five days of accepting the offer. Those separate licences are not confirmed until signed and fully paid and can be cancelled or resold if payment is missed.

A UK guarantor is not needed when the full rent is paid upfront; Dwell still asks for a next of kin, who is only an emergency contact. Instalment payers need a UK-based guarantor aged at least 21, in full-time employment and either earning at least three times the total annual rent or owning a home. Students without a qualifying guarantor can apply to the paid Housing Hand service, subject to that service’s own approval.

Before the contract starts, apply through the Dwell portal with the official refusal or an HE-provider letter confirming the course place cannot be taken up. Approval is required; qualifying paid deposit and rent are refunded.

First-year Foundation or undergraduate only; not students progressing after a completed Foundation year. Apply in the portal within 48 hours of results with UCAS or university/college evidence. Approval is required.

Submit cancellation through Your Requests > Cancellation in the Dwell portal with the required evidence; other methods may not be accepted. Approval is not complete until Dwell confirms it in writing. A 72-hour cooling-off period applies only when the contract was signed on or before 31 July; contracts signed on or after 1 August have no general cooling-off period. After that, rent remains due unless Dwell approves another published route. An approved replacement must take the full remaining term, complete all documents and payments and meet Dwell’s criteria; the departing student must clear charges and pass inspection, and pays £50 if already moved in. First-year Foundation or undergraduate students who miss their required grades must apply within 48 hours with official results; students who already completed a Foundation year and are progressing to undergraduate year one are excluded. A qualifying visa refusal must be evidenced before the contract starts. For Common Law Tenancies signed on or after 1 May 2026, exclusion/refused admission or agreed study suspension after illness-related absence over 60 days may be considered with evidence, departure and at least four weeks’ written notice; the page also says a minimum month, so the exact departure date needs written confirmation. Ordinary voluntary withdrawal is not listed. Outside the criteria, the full rent and fees remain due.
