Mansion’s current general student FAQ does not publish one universal security-deposit amount or state that every building is deposit-free. Where a security deposit applies, its pages refer to MyDeposits or MyDeposits Scotland protection and return after the tenancy subject to rent, damage and other supported charges; the guarantor page says return within 28 days where applicable and asks that disputed charges be raised within seven days. Obtain the actual building’s amount, protection and return terms before paying.

Mansion says that where a booking fee applies it is non-refundable and is not treated as a security deposit, but the current general pages do not publish one universal amount or prove that every other property has no fee. Confirm the itemised offer for the chosen building before signing.

Mansion takes bookings online, by phone or in person from full-time students. The student e-signs the accommodation agreement; when a guarantor is required, that guarantor must also sign before Mansion confirms the booking. Booking without viewing is allowed. A requested room change after signing is subject to availability and a £50 variation charge, including a move requested on arrival. Professional Mansion Tyne lettings are a separate non-student route and their deposit terms must not be treated as the standard student-booking model.

Mansion publishes four payment routes: one payment in August; two in August and December; three aligned to student funding in September, January and April; or ten monthly Direct Debits. The one- and two-payment routes do not need a guarantor, while the three- and ten-payment routes do. The exact dates in the signed schedule control. A student-loan deferral is discretionary and requires an SLC letter with the payment amounts and dates.

A guarantor is not required for one full payment in August or two payments in August and December. Three payments in September, January and April, or ten monthly Direct Debits, require a guarantor who is permanently resident in the UK, over 25, financially independent and preferably in full-time employment, with recent proof of address; the UK definition excludes the Republic of Ireland, Channel Islands and Isle of Man. Students cannot act as guarantors. Housing Hand is a paid alternative subject to its approval. A student-loan deferral needs Mansion’s approval and an SLC letter showing amounts and dates.

First-year conditional offer only: book directly in the same city, quote CONDITIONAL, return signed documents within 30 days, obtain written offer confirmation, send failed-grade evidence within 72 hours and pay £75 within three days.

Email Mansion at the address in the applicable 2026/27 national policy and check the signed accommodation agreement. England has no published three-day cooling-off route in this policy; before or after moving in an approved replacement is normally required, rent continues until the new student completes documents and payments, and a £75 termination payment can be deducted. Scotland and Wales allow cancellation within three working days after the booking is concluded, ending earlier if keys are collected, with refund if valid; afterwards the replacement and continuing-rent rules apply. Mansion says it only assists with a replacement after its other rooms are filled. All three national policies allow four weeks’ written notice with evidence for withdrawal, exclusion/refused admission, or illness absence over 60 days with an agreed study suspension. The Wales PDF incorrectly refers to Scotland’s standard terms, so the actual Welsh agreement must be checked before relying on it.
