From 1 November through 30 June, the cooling-off period is seven days after both the initial payment and booking confirmation; from 1 July through 31 October it is 48 hours. Before 1 August, Scape may permit cancellation outside cooling-off if the initial payment is forfeited. After 1 August, the student must find a suitable full-time student replacement who is not already living at the property, remains liable until that replacement is accepted and must pay £350 administration and room-preparation costs. Scape says students who fail to obtain a visa or university place may be eligible under a separate flexible policy, but the FAQ does not publish a universal unconditional release.

Scape accommodation is for full-time students aged over 18 at move-in. A room can be selected and booked online; the account holds the selected room for 24 hours while the booking is completed. The booking is confirmed after the Residence Agreement is signed and the initial payment is made. Contracts are usually for the full academic year, with shorter terms depending on building and availability.

Scape registers a separate damage deposit with the Deposit Protection Service. It is refundable after move-out, usually within 28 days, provided there is no damage beyond normal wear and tear and no outstanding payment. The FAQ does not state one damage-deposit amount for every building. This is separate from the initial advance-rent payment.

The initial advance-rent payment is 14 days of rent at most Scape properties and 28 days at Bloomsbury and Kings Cross. It is credited toward residence fees and becomes non-refundable after the cooling-off period. The remaining rent can be paid in full or in three instalments; the published 2026/27 instalment dates are 1 August 2026, 11 January 2027 and 12 April 2027.
