Edinburgh is compact next to London, but the right area still changes by campus rather than by distance from the centre. A room in Newington or Marchmont can put University of Edinburgh teaching within a walk. Haymarket, Dalry and Gorgie work better for Napier's Sighthill and for Heriot-Watt's routes west. Queen Margaret is a different case again, because the campus sits beside Musselburgh station rather than in the city at all.

If you are searching for cheap student accommodation in Edinburgh, do not judge by the headline rent alone. A cheaper room can become less useful if the bus journey is slow, the walk is uphill in winter, bills are excluded, or the tenancy does not match your course dates. • Gorgie and Dalry. Useful for west-side access and bus routes towards Napier, Haymarket and the city centre. Check bus time to campus, late travel, bills, deposit and whether the room is still available.

Edinburgh needs a different comparison from bigger cities. The city is walkable in parts, but hills, cobbled streets, older buildings and limited room supply all change what "good value" means.

Newington and Southside

Practical for University of Edinburgh Central Area, George Square, Pollock Halls, The Meadows and King's Buildings. This area makes sense when walking or cycling can replace a daily bus, but check road noise, room size and how early you need to book.

Marchmont, Bruntsfield and The Meadows

Suits students who want a residential feel with access to the University of Edinburgh and central study spaces. Good for shared student flats, but heating costs, stair access, storage and tenancy terms need proper checking.

Tollcross and Fountainbridge

Suits students who want access to the city centre, Edinburgh College of Art, The Meadows, cinemas, gyms and bus routes. Check whether the building is quiet enough for study and how the route works to your exact campus.

Haymarket, Dalry and Gorgie

Works for Edinburgh Napier, Heriot-Watt routes, west Edinburgh placements and students who need rail or tram access. These areas can improve value, but check the commute at lecture times and after evening work.

Leith Walk, Broughton and New Town

Musselburgh

Important for Queen Margaret University students, because the QMU campus sits beside Musselburgh train station. Practical for a quieter base, but it depends on train, bus and evening travel, and whether you want to be outside central Edinburgh.

Riccarton and west Edinburgh

Matters for Heriot-Watt students. A city-centre room may feel attractive, but compare bus time, campus days, library use, sports facilities and late return routes before deciding.

Edinburgh listings on this page start from £174/week, and rent is the biggest line in almost every student budget. The headline rent is not the comparison that matters though, because two rooms at the same weekly price can cost very different amounts to actually live in.

Before comparing two Edinburgh rooms on price, get the same answers for both: what the rent includes, what the deposit is and when it is due, whether there is a booking or admin fee, how long the contract runs, and what happens if you cancel. In an older flat, add heating and how well the building holds it. A cheaper room in a cold tenement with bills excluded can end up costing more over a year than a managed room that looked dearer on the card.

This is what many listings leave out, and it is where the real cost of a room is decided. Ask every operator the same questions and compare the answers, not the rents.

• Price. Is this exact room still available at this rent for my move-in date?
• Deposit. How much is due, when is it due, and what is refundable?
• Bills. Are heating, electricity, water, Wi-Fi, contents insurance and fair-use policies included?
• Booking fee. Is there any student booking fee, admin charge or holding payment?
• Tenancy length. Is the contract weekly, semester-based, term-based, a full academic year or longer?
• Guarantor. Do I need a UK guarantor, an international guarantor service, or to pay upfront?
• Visa support. If my visa is refused, is the booking cancelled, what evidence is needed and by when?
• Cancellation. What is the cooling-off period, the refund route and any admin charge?
• Heating and building condition. For older flats, how is heating paid, how efficient is the building, and who handles repairs?

Two of these differ in Scotland. Cooling-off periods are commonly longer on Scottish contracts than English ones, and some operators take a deposit only at their Scottish properties. Both are set by the operator, so confirm yours rather than assuming the English answer applies.

Edinburgh decisions are shaped by walking, cycling, buses, trams and rail rather than by distance alone.

2. Check walking routes in both directions, because hills and weather matter.
3. Compare bus or tram frequency at lecture times and late evening.
4. Check whether the route works during exams, placements and part-time work.
5. Compare total rent plus transport cost.

7. If the property is outside the centre, check the last practical route home.
