For ordinary UK bookings, the full terms give five calendar days after confirmation received on or before 27 May in the occupation-start year, then 48 hours after that date. The FAQ instead puts bookings on 27 May into the 48-hour group: obtain written confirmation of that boundary before relying on it. Approved cooling-off refunds are aimed within 28 days. Cooling-off does not apply to a 2027/28 Common Law Tenancy replacing an existing Licence Agreement, and Clearing Rooms have separate restricted terms. Visa/place release requires timely written evidence, up-to-date payments, no previously declined cancellation request and compliance with the pre-occupation conditions. Otherwise the accommodation agreement controls; Vita does not promise to market a replacement room. Clearing Room terms allow only eligible no-place release within 48 hours, exclude no-visa release, and otherwise require the student to find a replacement.
UK online bookings require age 17 or over, acceptance onto or an application for UK study, eligibility evidence when requested, personal and permanent-address details, agreement to the accommodation contract and any advance payment. Review the total fee, payment dates and joint-resident obligations before confirming.
The UK room FAQ describes an advance licence fee equal to two weeks of rent, credited towards the contract. It is an advance payment rather than a separate damage-deposit promise. The booking terms make it non-refundable and non-transferable after the applicable cancellation period, except for an accepted cancellation ground.
Changing the payment option before occupation but after the free-cancellation period requires Vita’s agreement and carries a £50 administration fee. Other later booking amendments can also attract charges; confirm the contract’s full charges before booking.
The UK FAQ offers annual payment, two instalments or four instalments, with the advance licence fee credited first. The published price explanation says annual payment costs less and instalments carry a premium; shorter contracts can also cost more. Compare the total for your selected plan.
