The published policy gives a seven-calendar-day initial cancellation period with the deposit refunded, subject to deposit-scheme processing. Afterwards, rent liability normally continues until an acceptable replacement tenancy takes effect or an applicable legal notice ends. England/Scotland specify a £50 contract-variation deduction, except after an applicable legal notice, and £20 for refunds to non-UK banks. Wales has a separate document. After moving in, evidenced withdrawal/exclusion or illness-related suspension exceeding 60 days may allow release with four weeks’ written notice; exceptional cases require panel review.
