National terms differ. Before signing, notify iQ before the due date; England may retain the booking fee, Scotland its advance rental payment, while Wales has separate refund rules. After signing, use a permitted cancellation ground and its evidence deadline. Before occupation/key collection, ordinary cancellation requires notice before 1 August, or at least four weeks before a non-September start. Withdrawal/refused admission generally needs four weeks’ notice; deferral needs one week. After occupation, evidenced withdrawal/exclusion or agreed illness suspension over 60 days requires four weeks’ notice and rent liability continues through that period. Otherwise an approved takeover is considered only after the first month and before the last two months, with release after arrears are paid and the replacement moves in. Send requests through the account or to iQ; read the relevant national agreement for retained amounts.

Read the national booking terms alongside your agreement. Complete the agreement, requested documents and any guarantor agreement by 11:59pm UK time on day seven after the booking fee, or after booking if no fee applies, unless iQ agrees otherwise in writing. Due rent must be paid before key collection.

England’s holding deposit/booking fee, where required, is credited to the first rent instalment. Scotland uses an advance rental payment. Refunds depend on the cancellation ground; neither should be assumed refundable for a change of mind. Wales has separate terms.

The FAQ lists four usual instalments: 1 August, late September, mid-January and mid-April. Scotland can offer monthly payments, with university bookings potentially different. Your agreement gives the actual dates. Easy Pay, portal bank transfer and available card/international options depend on the payer’s country.

Paying by instalments requires a guarantor who completes the guarantee and requested documentation by the booking due date.

Before the tenancy/occupation start or key collection, whichever is earlier, submit official UK visa-refusal evidence within 72 hours of the decision. The national terms provide for returning the relevant booking/advance-rent payment and rent.

Before commencement/key collection, supply university or UCAS rejection evidence, or new-university acceptance after exceeding grades, within 72 hours of results. Late evidence changes the refund. Withdrawal, refused admission and deferral have separate notice requirements.
