A Holding Payment can be cancelled within three days of the Reservation Agreement. After the tenancy is signed, a student who does not meet a published exception remains liable for the full term unless Chapter agrees to release them. An approved replacement must be eligible, have no affiliate arrears or existing 2026/27 booking, sign for the remaining term and pay any required deposit. Replacement requests after 1 June in the tenancy period are not accepted, and a £50 administration fee applies to an approved post-start replacement or room move. Visa refusal, failure to obtain the grades required for the 2026/27 university start and qualifying exceptional circumstances may permit release with sufficient evidence. Before check-in, release applies from the tenancy start when evidence is supplied within four weeks of the request; after the start, release is four weeks after sufficient evidence and rent remains due until then.

The application requires guarantor and emergency-contact details, resident ID, proof of student status or university enrolment and, where relevant, employer details. The tenancy takes effect only after the first rent instalment clears and the agreement is signed by all tenants and the guarantor and countersigned by Chapter. Chapter reserves the right to cancel if the first instalment is not paid by 31 July.

If a damage deposit is required, Chapter returns it after an approved release subject to deductions for unpaid rent and the condition of the room or flat. The current general terms do not publish one damage-deposit amount for all buildings.

A Holding Payment may be required with the Reservation Agreement. It is refunded in full when the reservation is cancelled by email within the three-day cooling-off period and retained after that period.

Chapter primarily accepts bank transfer, Direct Debit and recurring payment, and may use Stripe or TransferMate. The selected instalment schedule is provided during booking. The payment method used for the holding fee can be stored for automatic collection of later instalments; a failed scheduled collection is retried seven days after its due date.

Guarantor details are required with the application. The tenancy does not take effect until the guarantor and all tenants have signed and Chapter has countersigned. The general terms do not publish one income or nationality test.

Email or write to the site team with sufficient official visa-authority or embassy evidence. A visa granted and later withdrawn is excluded. Timing of release depends on whether the tenancy has started.

Provide sufficient official evidence that required grades were not achieved for the 2026/27 university start and student status was lost. Early exams or academic-year completion do not qualify.
