IconInc states a £500 tenancy deposit at its UK properties, reduced to £250 at Triangle, paid when the StuRents application is completed. It secures against tenancy damage and is returned after the post-tenancy inspection, subject to supported deductions. The FAQ says a deposit statement is emailed within 14 working days after the tenancy ends.

A £150 holding deposit reserves the apartment and is credited against the first rent payment. It is refunded within 15 days if the agreement cannot complete for a reason within the landlord’s control, but is forfeited if the applicant lacks the right to rent, provides false or misleading information, withdraws, or fails to complete the application within 15 days. This is distinct from the tenancy deposit.

Choose an IconInc location, dates and apartment online, complete the application through StuRents, upload photo ID and supporting student documents, provide guarantor details where required, set up the Direct Debit mandate and pay the holding deposit, tenancy deposit and due rent. Keys are issued from the tenancy start after the process is complete. The FAQ also requests proof of university acceptance and a visa where applicable.

For full upfront payment, the FAQ says rent is due two months before move-in. On the instalment route, the first payment is due one month before move-in, then further payments fall on the 22nd every three months. IconInc accepts debit/credit cards and bank transfers, including international transfers. The dates in the signed schedule control.

Every student paying by instalments needs an accepted UK-based guarantor. A student without one can apply to the paid Housing Hand service, subject to that provider’s own approval and annual fee. The full-rent route and exact guarantor documents should be checked in the actual offer.

Cancellation must be notified in writing and is valid only when IconInc gives written consent. Once the agreement is signed, the student remains liable for the full tenancy unless IconInc approves an eligible replacement who takes the entire remaining rent liability and completes the required guarantor and application process. The FAQ applies this replacement route to Assured Shorthold Tenancies produced before 1 May 2026 and Common Law Tenancies produced after that date, with a £50 administration fee to the outgoing student. It advises students who are uncertain about grades, visa or other university conditions not to book until certain; it does not publish an automatic visa-refusal or university-place release.
