England: £130 holding deposit, normally credited to rent or the security deposit after verification; if credited to security, top up to at least £500. Scotland: £500 tenancy deposit, refundable during verification if you do not proceed. Security deposits are protected and returned after permitted rent/damage deductions. England holding-payment retention/refund depends on the stated application conditions.

England reservations require the £130 holding payment within 48 hours and verification documents within 14 days; the stated agreement deadline is day 15 unless extended in writing. Provide ID, current address, student/offer/finance evidence, visa where applicable and required guarantor documents. E-signing is binding. Complete referencing, the signed agreement and due payments before arrival; arrange any check-in outside weekday 9am–5pm in advance.

The published terms describe monthly rent with a UK guarantor, with the first instalment and due deposit balance cleared seven days before commencement. Advance rent is described as voluntary and may not remove the guarantor requirement. Scotland permits at most six months’ rent paid at once. Bank transfers must arrive in GBP with the tenant reference; the payer bears transfer charges.

A suitable UK-based guarantor must supply current address evidence and ID and sign the agreement, accepting liability. The named services Housing Hand, Rent Guarantor and Guarantor Plus are accepted only after their full approval and guarantor deed; a provisional eligibility certificate is insufficient. Confirm any other service with Xenia.

Before moving in, eligible first-year undergraduates must provide university rejection/UCAS evidence, or new-university acceptance after exceeding grades, within seven calendar days of results. Xenia must approve the evidence. After-move-in national notice rules differ.

Written cancellation must go to the accommodation team and be acknowledged. The general pre-move-in section retains England’s holding deposit, while the Scottish verification section makes its £500 tenancy deposit refundable if you do not proceed. Eligible first-year undergraduate grade-related cancellations before moving in require rejection/UCAS evidence within seven calendar days of results and Xenia approval; the specified security deposit/rent is then refunded. After moving in, the published England Assured Periodic Tenancy terms require at least two months’ written notice; Scottish Private Residential Tenancies require 28 days, unless a shorter period is agreed in writing. Failure to move in does not itself end rent liability. Illness-related release is discretionary. Check the exact tenancy and national terms.
