For the stated England 2026/27 Common Law Tenancy, written/email cancellation to the property manager is allowed within 14 days of signing the first agreement, before commencement and key collection, with advance rent and other rent refunded. Afterwards the student must find a suitable replacement and remains liable until that tenant completes their own 14-day cooling-off. For visa refusal, CRM first considers a transfer if studying elsewhere; if no relevant transfer is possible, send the official refusal and request within three days of the letter. After commencement rent remains due until those arrive. The first-year undergraduate university-rejection route required application before 22 August 2026, a deadline already passed at this review; it is not confirmed cover for a later intake. The tenancy terminates on the tenant’s death. Check any building-specific or nomination variation.
