The published UK terms give seven days from paying advance rent to cancel with a refund. Afterwards, contractual rent remains due unless Abodus accepts an exception or a replacement. Visa refusal/failed grades need evidence emailed within 72 hours; late evidence can forfeit advance rent, and notification after commencement changes eligibility. Extenuating circumstances are discretionary. England/Wales separately allow four weeks’ evidenced notice after commencement for withdrawal, exclusion/refused admission or agreed illness suspension over 60 days, with departure on the tenancy’s weekday. The Scottish section instead requires an approved takeover after commencement. A replacement must complete checks, sign and pay; original rent runs until the day before the new tenancy. Refunds follow replacement check-in and a £50 takeover charge applies. University nominations and summer/short stays can differ.
The published UK terms require the tenancy agreement within seven days of the advance-rent payment and cooperation with identity/eligibility screening and any requested guarantor documents. University-nominated bookings can have different terms. Castle Hill accepts only full-time Cambridge or Anglia Ruskin students aged 18 or over and has separate short-stay restrictions.
