The published policy gives a seven-calendar-day initial cancellation period with the deposit refunded, subject to deposit-scheme processing. Afterwards, rent liability normally continues until an acceptable replacement tenancy takes effect or an applicable legal notice ends. The original tenant must arrange a replacement and make the room lettable. England/Scotland specify a £50 contract-variation deduction, except after an applicable legal notice, and £20 for refunds to non-UK banks. Wales has a separate document. After moving in, evidenced withdrawal/exclusion or illness-related suspension exceeding 60 days may allow release with four weeks’ written notice; exceptional cases require panel review.

Room offers normally expire after three calendar days, or one day during August/September clearing. Accepting and paying the security deposit completes a binding booking. University nomination agreements take precedence.

The amount varies by building. The deposit is protected and cannot pay a rent instalment. Return follows the contract end and inspection, with outstanding charges or damage deducted under the agreement.

The FAQ specifies a £50 administration fee for an agreed student-loan deferral, paid with two weeks’ rent 14 days before the contract starts; only the rent is credited to the first instalment. Request this arrangement by 1 August with loan-schedule evidence. Confirm any building-specific charges.

With a UK guarantor, three instalments are offered, initially three weeks before check-in; without one, full rent is due six weeks before the tenancy. Other agreed plans may exist. Pay through the portal or bank transfer; reception/telephone availability varies. Cash is not accepted.

Instalments require a UK guarantor: over 21, UK-resident for at least a year, a homeowner or employed full-time, with photo ID and address evidence under three months old. Housing Hand is the stated accepted guarantor service. Sponsors require property approval.

Send official refusal evidence and a cancellation request within three calendar days, before 1 September for academic-year bookings. After commencement, rent and four weeks’ notice may apply. Revocation after key collection must be reported within 48 hours with supporting evidence.

First-year undergraduate/postgraduate applicants: provide rejection/results evidence within three calendar days and no later than 28 August. Exceeding grades/new-university acceptance and later-year withdrawal have separate conditions. Late evidence can trigger four weeks’ rent liability.
