After a Residential Agreement is signed, the student is liable for the term under the applicable state agreement. A qualifying Australian visa refusal or course rejection can be cancelled without charge only when the request and evidence are received at least 21 days before the lease starts. Within 21 days, or for another reason, Iglu’s page offers continuing to pay while the room is held, a one-time deferral to the immediately following semester at the same rate, or cancellation with a four-week termination payment. Choosing the deferral removes the later No Visa/No Offer option. Before signing, Queensland and Victoria reservations can generally be cancelled by email for a refund during their review period; New South Wales limits a full refund to visa/course refusal or Iglu misrepresentation, and otherwise can retain the holding deposit when the agreement is not signed within the agreed period.

Before signing, Iglu’s reservation payment differs by state. Brisbane/Queensland and Melbourne/Victoria use one week of refundable rent while the agreement is reviewed, normally for 14 days; after signing it is credited toward rent. Sydney/New South Wales reserves the room for at least seven days and applies the holding deposit toward rent once signed; if the applicant simply fails to sign within the agreed period, the holding deposit is not refunded. The signed agreement sets any later bond, rent and state-specific requirements.
