Key takeaways
- London is the most expensive of the eight: £304 a week for an en-suite and £412 for a studio.
- Leeds has the lowest typical en-suite rent, at £168 a week.
- A studio costs £24 to £122 a week more than an en-suite, depending on the city.
The short answer
A typical en-suite room in London costs £304 a week and a typical studio in London £412. The range is wide: an en-suite in Leeds is £168, about 55% of the London figure.
These are the rents on rooms you could book now, not last year's brochure prices. Rooms that have sold out are left out, because a price you cannot get is not much use.
En-suite or studio: what the extra money buys
An en-suite gives you your own bathroom and a shared kitchen. A studio adds your own kitchen, so you cook and eat in your own space. That privacy costs between £24 a week in Nottingham and £122 a week in Edinburgh.
How much more a studio costs
Over a 51-week tenancy, every £100 a week adds up to £5,100 a year.
Tenancy lengths vary from room to room, so check the length on the room you are looking at before comparing totals.

How we worked this out
We took the starting weekly rent of every en-suite and studio room type listed on MoJO in these cities that was open to book, in buildings whose prices were checked against the operator's own website in the last seven days. Each room type counts once, however many beds it has. Rents are for purpose-built student residences, not private house shares.
Questions
Why the median and not the average?
A handful of very expensive rooms pulls an average up. The median is the middle rent, so it is closer to what most students actually pay.
How often do these numbers change?
Rents move through the year as rooms sell and operators reprice. We check prices against each operator's own site every day, and the figures in this article were last worked out on 4 November 2026.
Why only eight cities?
These are the UK cities we report on when they have at least five bookable en-suite rooms and five bookable studios with prices checked in the last week. More will follow as we list more rooms.
