Policy available
You can cancel within 14 days of signing your first tenancy agreement for the year, as long as the tenancy has not started and you have not collected your key. Email or write to the property manager and CRM refunds your advance rent and any other rent you have paid. After those 14 days you stay liable for the rent until a suitable replacement tenant, found by you, has taken over and completed their own 14-day cooling-off period. If your visa is refused, CRM first looks for a room at one of its other residences if you are studying elsewhere. If that is not possible it releases you from the tenancy and refunds your advance rent and any rent paid, provided you email or write to the property manager within 3 days of the date on your refusal letter and send a copy of the letter from the embassy or visa office. If the tenancy has already started, rent stays due until CRM has both. First-year undergraduates who do not get their university place are treated the same way: a transfer first, otherwise a release and a refund of your advance rent and any rent paid, if you ask the property manager before 22 August 2026 and send the rejection letter from the university or UCAS. CRM can cancel a booking that fails anti-money-laundering checks, refunding what you have paid.
